Chattanooga Housing Market: Why Homes Sit Longer Now
September 19, 2026 · Southern Property Shop
The Chattanooga housing market has a new mood this fall: homes are taking their sweet time. In August, the average home across the Greater Chattanooga region sat for 55 days before it sold. A year ago it was 46. Inside the city of Chattanooga, it went from 38.6 days to 51.9.
That's the biggest story in the latest full month of MLS numbers (August 2026). So this week, instead of walking through the whole table again, let's dig into one question everybody keeps asking me: why are homes sitting longer, and what does it mean for your wallet?
What's happening in the Chattanooga housing market right now?
Quick version: more homes for sale, slower sales, and prices that still haven't budged down. Here's August for the whole Greater Chattanooga region:
- Homes for sale: 4,278, up 18.3% from last August (3,616). That's the most in the last two years of data.
- Average days on market: 55.1 days, up 19.8% from a year ago and up 14.3% from July. "Days on market" just means how long a home is listed before a buyer signs a contract.
- Months of supply: 4.75, up 12.3% from last year. That's how many months it would take to sell every home on the market if nobody listed a new one.
- Pending sales: 1,031, up 6.8% from last year. Pending means a buyer signed a contract but hasn't closed yet.
- New listings: 1,510, up 5.0% from last year and down 3.8% from July.
- Closed sales: 970, up 3.6% from last year, down 8.0% from July.
- Median sold price: $350,000, up 4.5% from last year. The median is the middle price. Half the homes sold for more, half for less.
- Average sold price: $414,110, up 1.3% from last year.
- Sale-to-list price: 97.9%, basically flat. Buyers paid about 98 cents on the dollar of the final asking price.
- Sale-to-original-list price: 95.1%, about the same as last year. This one compares the sale to the first price the seller tried.
- Total sales volume: about $401.7 million, up 4.9% from last year.
Why are homes taking longer to sell in Chattanooga?
It's not that buyers vanished. Pending sales are actually up from last year. The problem is simple math: there are a lot more homes for buyers to pick from.
Look at how the pile has grown. Two Septembers ago (September 2024), there were 3,005 homes for sale in the region. Last August it was 3,616. This August it's 4,278. And the number of homes for sale has been higher than the year before in every single month for the past 12 months straight.
Months of supply tells the same story. It was 3.55 in September 2024. Now it's 4.75. When buyers have more choices, they don't feel rushed. They tour five houses instead of two. They sleep on it. They ask for a second showing and bring their mom. (Every buyer has a mom who needs to see the house. It's a law.)
So homes sit a little longer. That's not a crash. That's a market catching its breath after a few years of sprinting.
Are home prices going down in Chattanooga?
Not yet, and that surprises people. With more homes and slower sales, you'd expect prices to slide. They haven't.
- Region-wide, the median price is $350,000, up 4.5% from last August's $335,000.
- In the city of Chattanooga, the median is $367,750, up 8.5% from $339,000 a year ago, and up 2.0% from July.
Here's the part that matters though. Compare the two "sale-to-list" numbers. Region-wide, buyers paid 97.9% of the final asking price, but only 95.1% of the original asking price. That gap is price cuts. Homes priced right from day one are still selling close to asking. Homes priced too high sit, then get cut, then sell.
In other words, the market isn't punishing sellers. It's punishing overpricing. Big difference.
Chattanooga city vs. the region: where are homes sitting longest?
The city of Chattanooga is actually moving a little faster than the whole region, but it's slowing down faster too. Here's August inside city limits:
- Average days on market: 51.9 days, up 34.5% from 38.6 a year ago. That's a bigger jump than the region's.
- Homes for sale: 1,250, up 28.3% from 974 last August.
- Months of supply: 5.19, up 22.4% from last year. That's higher than the region's 4.75.
- Pending sales: 273, exactly the same as last August (0.0%).
- Sale-to-original-list price: 94.8%, down 1.4% from July.
- Average sold price: $443,086, up 9.1% from last year.
So the city has more homes piling up while buyer demand holds flat. Yet the prices that do close keep climbing. The region-wide numbers cover the rest of the area too: Hamilton County suburbs like East Brainerd, Ooltewah, Hixson, Soddy-Daisy, Red Bank, and Signal Mountain, plus Cleveland TN and North Georgia towns like Ringgold, Fort Oglethorpe, and Dalton. Taken as a whole, the region's inventory grew more slowly than the city's, and its pending sales went up instead of sitting flat.
Is Chattanooga a buyer's or seller's market right now?
On paper it's still a seller's market, but it's leaning toward buyers, especially in the city. A market with around 6 months of supply is usually called balanced. Less than that tips toward sellers. The region is at 4.75 and the city is at 5.19, so we're sliding toward the middle. A year ago both were sitting around 4.2.
Should I buy or sell a home in Chattanooga right now?
If you're buying: this is the best shot at choice and patience you've had in a while. More homes to pick from. More time to decide. And homes that have been sitting 60+ days often have sellers ready to talk. Just don't expect a fire sale. Well-priced homes are still getting close to asking.
If you're selling: price it right the first time. That's the whole game this fall. A home priced right sells near asking. A home priced "let's see what happens" sits for two months, takes a cut, and ends up selling for less than if you'd started lower. Your house doesn't get more charming with age on Zillow.
If you're just watching: keep an eye on days on market and months of supply. Those two numbers will tell you which way the Chattanooga real estate market tips next, long before prices do.
