Price and condition are not the same thing. A cheap house can be perfectly liveable, and an expensive one can need a hundred thousand dollars of work. Every home on this page carries the fixer flag its own listing agent checked in the MLS, at every price point — so you get houses that genuinely need work rather than houses that are merely inexpensive.
Can I get a mortgage on a fixer upper?
Sometimes, and it depends on what is broken. A dated but functional house usually finances conventionally. A house missing a working kitchen, heat, or electrical service generally will not, and you are looking at cash or a renovation loan like an FHA 203k or Fannie Mae HomeStyle — those roll the repair budget into the mortgage but add time and paperwork. Tell us which you are using before we write an offer, because it changes which houses are even worth seeing.
Do you work with investors and flippers?
Yes, and it is a different job than working with a retail buyer. Investors need speed, honest repair numbers, and an agent who will tell them when a deal does not work. We can also put you on a list that emails you new fixers the day they hit the market, which is how most of these get bought before they are ever really shopped.
Should I buy a fixer upper as my first home?
It can be the best value in the market or the most expensive mistake you will make, and the deciding factor is usually whether you can do the work yourself or have to hire all of it.
