Chattanooga housing market update — week of 2026-09-14

The Chattanooga housing market just did something I didn't expect for mid-September: more people went under contract than this same week last year. A lot more. The weekly numbers are finally back after a few quiet weeks, and they tell a different story than "fall slowdown."

Quick note on what you're looking at. The weekly figures below cover the week ending September 12, 2026 for the whole Greater Chattanooga region — Hamilton County plus Cleveland TN and North Georgia towns like Ringgold, Fort Oglethorpe, and Dalton. The monthly figures are for August 2026, the latest full month. Where I've got numbers for just the city of Chattanooga, I'll say so.

What's happening in the Chattanooga housing market this week?

Here's the week in three lines:

  • New listings: 303 — basically the same as last year (down 0.3%).
  • Pending sales: 189 — up 14.5% from this week last year.
  • Homes for sale: 4,114 — up 18.9% from a year ago.

A pending sale is a house where the seller accepted an offer and the deal is headed to closing. So 189 pendings means 189 households said "yes, this one" in a single week.

Now, fair warning before anybody pops champagne. 189 is the lowest weekly count in the whole three months of this report — back in mid-August we had a week with 240. That's normal. Fall is slower every year, and the same week last year was even slower, at 165. The point isn't that buyers are rushing in. It's that they're showing up more than last fall, not less.

Zoom out to the last three months and it holds up: 2,907 pending sales since mid-June, up 5.5% from the same stretch last year.

Is inventory still piling up in Chattanooga?

Yes — but the pile is growing slower. There are 4,114 homes for sale across the region, up 18.9% from last year's 3,460. Big number. But in late June, that same year-over-year gap was 26.5%. It's been shrinking pretty steadily all summer.

Think of it like a bathtub. The water is still higher than last year, but somebody finally loosened the drain. More buyers writing offers is what's pulling it down.

Are home prices going up in Chattanooga?

Yep. The region-wide median sales price in August was $350,000, up 4.5% from $335,000 last August. Median just means the middle — half the homes sold for more, half for less.

The city of Chattanooga ran hotter than the region. The city's median sold price was $367,750 in August, up 8.5% from $339,000 a year ago. In plain English: homes inside city limits — think North Shore, Highland Park, Riverview — gained value faster than the region as a whole.

Sellers are also still getting close to what they ask for. Region-wide, sellers got 97.9% of their last list price in August (up 0.3% from last year). Measured against the original list price, it was 95.2%, flat with last year. The gap between those two numbers is price cuts. Plenty of sellers are starting too high and adjusting down before they get an offer.

How long does it take to sell a house in Chattanooga?

Longer than last year. Homes in the region took 55 days on market in August, up 19.6% from 46 days a year ago. Days on market is the time from listing to accepted offer — it doesn't count the closing part.

Inside the city it's a bigger jump: 51.9 days on average, up 34.5% from 38.6 last August. City listings still sell a little faster than the region overall, but the city is slowing down faster too. City inventory is up 28.3% year over year, to 1,250 active listings in August.

Is Chattanooga a buyer's or seller's market?

Still leaning seller, sliding toward balanced. The number that decides this is months of supply: if nobody listed another house starting today, how long would it take to sell everything already out there? Under about 3 months favors sellers. Around 6 is balanced. Over 6 favors buyers.

The region sat at 4.4 months of supply in August, up 10.0% from 4.0 a year ago. But it was 4.5 in both June and July, so it actually ticked down a hair last month. The slide toward a buyer's market has stalled out for now.

What about mortgage rates and affordability?

This is the part buyers need to hear. According to this week's report, the Federal Reserve raised its benchmark rate for the first time in more than three years, and Freddie Mac has mortgage rates at 6.95%, up from 6.66% just three weeks earlier.

That shows up in the Housing Affordability Index. It's a simple idea: at 100, the typical household earns exactly enough to qualify for the typical home. Above 100 is easier. Below 100 is a stretch. The Chattanooga region was at 88 in August, down 5.4% from 93 last year. Prices went up, rates went up, and paychecks didn't keep pace. That's the squeeze.

Should I buy or sell a home in Chattanooga right now?

If you're buying: you've got real choices. 4,114 homes on the market, more time to decide, and plenty of sellers who've already cut their price once. Whether you're looking in Hixson, Ooltewah, Red Bank, Soddy-Daisy, or over the line in Ringgold, you can actually get an inspection done without somebody beating you to the closing table. The catch is rates. If they keep climbing, today's monthly payment could look like a bargain by Christmas. Talk to your lender about locking your rate once you're under contract.

If you're selling: prices are still up, especially inside the city, and buyers are writing more contracts than last fall. But you've got more competition than a year ago, and homes are sitting about nine days longer. The sellers who win right now price it right the first time. The ones who "test the market" high end up cutting later and sitting longer. Nobody on Signal Mountain wants to be the listing everybody drives past for three months.

Bottom line: the Chattanooga real estate market isn't crashing and it isn't booming. It's just asking both sides to be a little smarter. Wondering what all this means for your house, or your next one?
