Chattanooga housing market update — week of 2026-08-01

Time for a Chattanooga housing market check-in — and July 2026 was a busy one. The Greater Chattanooga REALTORS® paused their weekly report this month, so today we're going straight to the source: live MLS numbers for the full month of July, for both the greater Chattanooga region and the city itself. Spoiler: buyers just got more choices than they've had in years.

What's Happening in the Chattanooga Housing Market?

Across the greater Chattanooga region — that's Hamilton County plus the surrounding areas from Soddy-Daisy down to North Georgia — there were 4,204 homes for sale in July. That's up 21.3% from last July. A year ago it was 3,465. Homes are stacking up like cars on I-24 at rush hour.

  • Active listings: 4,204 — up 21.3% from a year ago
  • New listings: 1,569 — up 1.9% year-over-year
  • Pending sales: 1,059 — up 12.2% (a "pending" sale means the buyer and seller shook hands, and it's headed to closing)
  • Closed sales: 969 — down just 0.8% from last July

Here's the interesting part: pending sales are up big even with all that extra inventory. People aren't sitting on the sidelines — from East Brainerd to Ooltewah to Ringgold, buyers are out shopping. There's just finally enough on the shelves that they don't have to fistfight over every listing.

Are Home Prices Going Up in Chattanooga?

Yep — but politely, not rudely like 2021.

The region's median sold price hit $365,000 in July, up 4.3% from $349,900 a year ago. (The median is the middle sale — half sold for more, half for less. It's the fairest single number we've got.) The average sold price came in at $454,293, up 10.8% year-over-year, which tells me the upper end of the market — think Signal Mountain and waterfront — is still pulling plenty of weight.

Inside the city of Chattanooga specifically, the median sold price was $360,200, up a modest 1.5% from last July. City sellers took home 98.4% of their final asking price on average, and homes sold in about 47 days — actually faster than the 51.5 days it took a year ago.

Region-wide, sellers got 95.4% of their original asking price. That gap between original price and final price is the overpricing tax: shoot too high out of the gate, and the market makes you walk it back.

The City of Chattanooga Cut

The weekly report can't show city-only numbers, but the MLS can, and July's city stats are worth a look:

  • Active listings: 1,259 — up a whopping 34.4% from 937 last July
  • Pending sales: 292 — up 15.0% year-over-year
  • Closed sales: 266 — down 4.7%
  • Days on market: 47 on average — quicker than last summer

Inventory in the city grew faster than anywhere else, and homes are still selling faster than last year. That's not a market cooling off — that's a market finally acting normal.

Should I Buy or Sell a Home in Chattanooga Right Now?

The region now sits at about 4.7 months of supply, and the city at about 5.2. ("Months of supply" means how long it would take to sell every home on the market if nothing new got listed. Under 4 months favors sellers, around 5-6 is balanced.) After years of a lopsided seller's market, greater Chattanooga is finally near the middle of the seesaw.

If you're buying: this is the most selection you've had in years — 21% more homes region-wide, 34% more in the city. Take your time, compare, negotiate. Just don't confuse "more choices" with "falling prices," because prices are still climbing. Waiting for a crash has been an expensive hobby around here.

If you're selling: you can absolutely still win — city sellers averaged 98.4% of asking in July — but the price-it-crazy-and-see era is over. With 34% more competition, homes that are priced right and show well sell in about seven weeks. Homes priced on hopes and dreams just sit there collecting Zillow views. This goes for Hixson and Red Bank just as much as Cleveland, Fort Oglethorpe, or Dalton.
